How we are paid

• We do not always charge a fee for advising on and arranging mortgages. Initial consultations are always free of charge with no further obligation to do business through us.

• Most (but not all) mortgage lenders pay us a marketing allowance once your mortgage has completed. There may also be commission payable to us for any insurance that we arrange for you.

 We will often charge a fee if the introductory fees/commissions we receive are not sufficient to cover our costs – typically this would be the case for a smaller loan amount or to cover additional work with more complex requirements; or we might charge a small ‘commitment fee’ once we have spent time investigating the options available.  Any amount will be agreed in writing prior to chargeable work commencing. If a fee were to be charged, a typical example would be £395. We do not charge a set fee for every mortgage we arrange, only a top up to the minimum we need to earn. This is unlike most of our competitors where a standard fee may be charged, often a percentage of the loan amount, perhaps 1%, irrespective of how much they are paid by the lender and the nature of your requirements.

• If desired we can also offer the option for clients to pay us a fee for our services and rebate any payment received from the lender
