We specialise in arranging agricultural tie mortgages, also known as agricultural occupancy condition mortgages or AOC mortgages, or mortgages for a property with an agricultural restriction.
We also finance equestrian property subject to an equestrian tie or equestrian occupancy restriction.
Depending on the exact nature of the property and borrowing required, the interest rates we offer for agricultural tie mortgages can be similar to those for ‘normal’ residential property.
We can also offer agricultural tie mortgages up to 90-95% borrowing on a case by case basis for very straightforward property, otherwise the maximum is typically 75-80% borrowing.
Agricultural occupancy conditions do vary, but essentially, they are a planning restriction limiting who can live in the dwelling on a property. The most common wording would be something like:
“the occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or a widow or widower of such a person, and to any resident dependants”.
As well as people working in the agricultural/farming community, we often also assist people who will satisfy the restriction by other means, either a small-scale rural business or sometimes even just running the property as a hobby smallholding.
We are normally able to help if you have been turned down elsewhere, which often happens where the lender or adviser dealing with the application did not fully understand the ramifications of the agricultural tie. Please do contact us if this has happened to you as we should be able to assist you as well!
If you need a mortgage for a property with an agricultural occupancy condition, please give us a ring to chat through your requirements and see how we can help on 01179860736, or provide detail here via our contact form and we will call or email you back. There is no further obligation to work with us.
Despite our specialist service we do not charge excessive fees; a typical fee for an agricultural tie mortgage being only £495-£895.
