We have been arranging normal residential mortgages for agriculturally tied property for over 20 years and work with a larger range of agricultural tie mortgage lenders than anyone else.

We offer normal residential mortgages for agriculturally tied property,  also referred to as agricultural occupancy condition (AOC) mortgages, or mortgages for property with an agricultural restriction.

We also arrange mortgages for equestrian property subject to an equestrian tie or equestrian occupancy restrictions.

Depending on the exact nature of the property and borrowing required, the interest rates we offer for agricultural tie mortgages of typically similar to those for regular residential properties.

We can also offer agricultural tie mortgages up to 90% borrowing on a case by case basis for  straightforward property, and certainly 75-80%.

Agricultural occupancy conditions do vary, but essentially, they are a planning restriction limiting who can live in the dwelling on a property. The most common wording would be something like:

“the occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or a widow or widower of such a person, and to any resident dependants”.

As well as people working in the agricultural/farming community, we often also assist people who will satisfy the restriction by other means, either a small-scale rural business or sometimes even just running the property as a hobby smallholding.

We also specialise in self build mortgages for properties which are subject to an agricultural tie.
