Agricultural Tie Mortgages

We have been arranging mortgages for agriculturally tied property for over 20 years and work with a larger range of agricultural tie mortgage lenders than any other provider.
With our rates starting from around 1.5% and low fees, why go anywhere else?

We specialise in arranging agricultural tie mortgages, also known as agricultural occupancy condition mortgages or AOC mortgages, or mortgages for a property with an agricultural restriction.

Depending on the exact nature of the property, the interest rates we offer can be similar to any other residential mortgage, even starting under 1.5%.

We can also offer agricultural tie mortgages up to 95% borrowing on a case by case basis for very straightforward property, others may be limited to 70-80% borrowing.

Agricultural occupancy conditions do vary, essentially they are a planning restriction limiting who can live in the dwelling on a property. The most common wording would be something like:

“the occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or a widow or widower of such a person, and to any resident dependants”.

As well as people working in the agricultural/farming community, we often also assist people who will satisfy the restriction by other means, either a small scale rural business or sometimes even just running the property as a hobby smallholding.

We often assist people that have been turned down elsewhere, normally because the lender or broker dealing with the application did not understand the ramifications an agricultural tie entails. Please do contact us if this has happened to you as we should be able to assist you as well!

If you need a mortgage for a property with an agricultural occupancy condition, please give telephone to chat through your requirements and see how we can help on 01179860736, or provide detail here via our contact form and we will call or email you back. There is absolutely no further obligation to work with us.

Despite our specialist service we do not charge excessive fees; a typical fee for an agricultural tie mortgage being only £395-£695.
